Thailand’s Long-Term Resident (LTR) Visa program offers a 10-year renewable visa designed to attract foreign investors, retirees, remote workers, and highly skilled professionals. Launched in September 2022 and updated in 2025, the program provides a range of benefits to enhance Thailand's appeal as a destination for long-term residency.
Key Benefits of the LTR Visa
- 10-Year Renewable Visa: Initial 5-year stay, extendable for another 5 years.
- Annual Reporting: Residence reporting reduced to once a year, instead of every 90 days.
- Multiple Re-Entry Permit: Allows unlimited entries and exits without additional permits.

Eligibility Categories
Wealthy Global Citizens
- Assets: Minimum of USD 1 million.
- Investment: At least USD 500,000 in Thai government bonds, foreign direct investment, or Thai property.
- Note: As of 2025, there's no longer a minimum income requirement for this category.
Wealthy Pensioners
- Age: 50 years or older.
- Income: Annual pension or stable income of at least USD 80,000.
- Alternative: If income is between USD 40,000 and USD 80,000, an investment of at least USD 250,000 in Thai government bonds, foreign direct investment, or Thai property is required.
Work-from-Thailand Professionals
- Income: Minimum of USD 80,000 annually for the past two years.
- Alternative: If income is between USD 40,000 and USD 80,000, applicants must have a Master's degree or above, own intellectual property, or have received Series A funding.
- Employer Criteria: Employer must be a public company listed on a stock exchange or a private company in operation for at least three years with combined revenue of at least USD 50 million over the past three years.
Highly Skilled Professionals
- Income: Minimum of USD 80,000 annually for the past two years.
- Alternative: If income is between USD 40,000 and USD 80,000, applicants must have a Master's degree or above in science and technology or special expertise relevant to the job assignment in Thailand.
- Employer Criteria: Must be employed in a business in targeted industries such as higher education institutions, research institutions, specialized training institutions, or Thai government agencies.
Application Process
- Online Submission: Apply through the official LTR visa portal at ltr.boi.go.th.
- Document Review: The Thailand Board of Investment (BOI) reviews applications and issues a qualification endorsement letter.
- Visa Issuance: Upon approval, apply for the LTR visa at a Thai embassy or consulate, or through the Thai eVisa system.
- Work Permit: If applicable, obtain a digital work permit through the One Stop Service Center for Visa and Work Permit.
Additional Requirements
- Health Insurance: Coverage of at least USD 50,000, or a deposit of USD 100,000 held for at least 12 months.
- Dependents: Spouses and children under 20 years old can be included; as of 2025, there's no limit on the number of dependents.
